PETS – POLICY 001-2003

Tenants are prohibited from having pets at Summit Housing Development Corporation (SHDC) homes except as follows:

  • Registered service animals that are professionally trained and necessary to ensure the health and safety of the SHDC tenant;
  • Animals that are the objects of accommodations requested on behalf of tenants and approved by SHDC. Each accommodation request must be submitted in writing to SHDC and must contain written certification from a knowledgeable third party as to the disability and necessity for the accommodation.

Service animals and approved pets, as described above, may live on SHDC properties in accordance with the established pet regulations.

PETS – REGULATION 001-2003

Service animals and approved pets may live on the premises of SHDC properties in accordance with the following regulations:

  1. A tenant’s right to continue having a pet may be terminated as a result of valid and reasonable objections from other tenants.
  2. All pets must be registered with SHDC before they are brought onto the premises. It is the responsibility of the pet owner to notify SHDC of any change from the original registration information.
  3. Animals must be licensed as per local guidelines.
  4. All cats and dogs shall be inoculated as follows:
    • Cats
      • Feline Leukemia (annually)
      • Distemper/Parvo Virus (annually)
      • Rabies (every three years)
    • Dogs
      • Distemper/Parvo Virus (annually)
      • Rabies (every three years)
  5. Tropical fish may be kept in a tank not exceeding 20 gallons.
  6. A current certificate signed by a licensed veterinarian empowered to inoculate animals must be available to SHDC upon request.
  7. The pet owner must assure that there is no offensive pet odor in or on the property. Pet owners are required to remove all pet waste. In the case of cats and other pets using litter boxes, the pet owners are required to change litter a minimum of once per week and routinely remove pet waste from the litter box.
  8. The pet owner shall restrain the pet in compliance with state and local laws.
  9. The pet’s temperament may be considered as a factor in determining the pet owners’ continuing ability to comply with this policy.
  10. SHDC may place reasonable limits on the number of common household pets that may be allowed on a premises.
  11. SHDC may require a pet deposit and use this deposit to pay reasonable expenses directly attributable to the presence of the pet including, but not limited to, the cost of repairs and fumigation of the premises. ($200.00) suggestion –
  12. The pet owner is required to control noise caused by the pet so that it is not offensive to other tenants or neighbors.
  13. The pet owner is required to prevent the pet from damaging the property. This would include, but not be limited to, soiling floors or carpet; scratching floors, carpet or woodwork; or damaging the landscape. The pet owner agrees to keep the home free of noticeable odors, and pet hair.
  14. The pet owner is required to keep his/her pet free of pests (i.e., fleas, ticks, mites, etc.)
  15. The pet owner will be billed for the cost of any damage or additional cleaning expenses directly incurred by SHDC due to the actions of his/her pet.
  16. SHDC reserves the right to increase the monthly lease to cover expenses of a pet on the premises.
  17. The pet owner shall provide food and care appropriate to the pet.
